The first steps to becoming a property tycoon courtesy of RDA Estates 

Assuming a purchase with an 80% mortgage loan & a 20% deposit, for as little as £25,080 it is possible to purchase a studio flat for £80,000 which has the potential to increase in value to almost £500,000 in just 20 years with an average growth of 10% a year.        According to the latest figures property across the UK rose 24% Jul 01  to  Jul 02 and 14% from Jul 02 to Jul 03.      So 10% is not so much a dream but a real possibility. 

 

Chart A shows the potential of £25,080 used as a deposit, and fees plus potential update to buy a studio for £80,000 and bring it  to the standard where the net rent received should almost completely cover the cost of a mortgage *.  Based on rents rising a modest 3% per annum it won’t be long before the net rent covers the full mortgage.

 

Chart B shows the possibility of turning £31,380 into £672,750 by purchasing a one bedroom flat for £110,000 assuming the same annual 10% property value growth.  It is expected that the net rent will repay 85% of the mortgage * during a 20 year mortgage period.

 

Chart C shows what happens to £36,630 when used to purchase a two bedroom flat for £135,000.  It has the potential to turn into a staggering £825,647  During the period of the mortgage it is expected that net rent will repay 95% of the mortgage payments *

 

NB*   1.  Mortgage repayments are based on a fixed rate of 4.89%, a current two year fixed rate of a major lending bank.

           2.  Currency used is GBP Sterling.
